Metro Vancouver Rent Report March 2026: Rents Hit 2-Year Low as Supply Surges

The reset for the Vancouver rental market continues this March. For the first time in years, renters are seeing significant year-over-year relief, with downtown 1-bedroom rates dropping nearly 14% compared to last spring.

While the "spring floor" is starting to form—meaning the rapid declines of winter are leveling off—the massive influx of purpose-built rental completions in 2025 has shifted the leverage. With a 2.3% rent increase cap for 2026 and record-high vacancy rates in suburban hubs like Burnaby and Coquitlam, March is proving to be a "sweet spot" for tenants looking to lock in lower rates before the summer rush.
