Making an introduction is simple:

  1. Have them contact me directly.

  2. Send them an email and CC me.

*Referral Program Terms & Conditions

  1. Qualified Referral: To qualify, the introduction must be made and registered with Nick Horning / Nick Horning Real Estate prior to any professional contact being made with the Referred Party.

  2. Eligibility: The referral must be an individual who is not already an active contact or client. This program is intended for friends and past clients making organic introductions; it is not a platform for unlicensed real estate services or solicitation.

  3. One-Time Payout: The referral fee is only valid for the first buy or sell transaction with the referred party. Any future deals with the same party are not eligible for a referral fee.

  4. Referral Amount: The Referring Party will receive a payment that is the lesser of 10% of the net commission amount (net of splits, fees, taxes and all other expenses) received by Nick Horning / Nick Horning Real Estate from his real estate brokerage or $1,000.

  5. Referral Payment: Fees are paid upon the unconditional closing of the transaction and once Nick Horning / Nick Horning Real Estate has received the full commission payment from Royal LePage ELITE West. Payment is made via e-transfer.

  6. Tax Responsibility & Reporting: All referral rewards are paid as a Gross Amount. The recipient assumes full and sole responsibility for any income tax obligations arising from the receipt of these funds. By participating, you acknowledge that you are an independent third party and agree to report this as "Other Income" to the Canada Revenue Agency (CRA) as required by law. Nick Horning / Nick Horning Real Estate and Royal LePage ELITE West do not provide tax advice, will not withhold taxes from the payment, and shall not be held liable for any personal tax consequences or failure by the recipient to report such income.

  7. BCREA Disclosure: In accordance with provincial rules, a BCREA Disclosure of Referral Payment form must be signed by the Referred Party before any fee is issued.

  8. Compliance: This program is subject to the rules of the British Columbia Financial Services Authority (BCFSA) and the Real Estate Services Act (RESA).

  9. Managing Broker: All referral fees are paid at the sole discretion of Royal LePage ELITE West and are subject to final approval by the managing broker.

  10. No Agency Relationship: This does not create a formal partnership or agency relationship. You are not authorized to act on behalf of Nick Horning / Nick Horning Real Estate or Royal LePage ELITE West.

  11. Change or Terminate Program at Any Time: Nick Horning / Nick Horning Real Estate reserves the right to change or terminate this program at any time, without notice, with no responsibility to pay out any future amounts.
