  • The Rental Cool-Down: For the first time in years, we’re seeing "choice" return for tenants. Average unfurnished 1-bedrooms in Metro Vancouver are down to $2,069, with some areas like Surrey seeing drops as high as 14%.

  • Inventory Surge: This is the big story. Listings in Vancouver are 38% above the 10-year average. In the Fraser Valley, they are a staggering 54% above seasonal norms.

  • Mortgage Holds: The Bank of Canada held the overnight rate at 2.25% on January 28th. All eyes are now on the next announcement coming March 18th.

The Big Takeaway: We are firmly in a Buyer’s Market. Prices are down between 5% and 8.5% year-over-year. If you've been waiting for the leverage to shift back in your favor, it's officially here.
